A property manager should know current market trends. They should know when to raise the rent, and which amenities should be replaced or are needed for your rental properties. If the current market trend is to get a dishwasher in every unit, we make sure every unit has one.

The property manager should have the names of the vendors that home owners work with. He or she knows who they are, has a great working relationship with them and most of the time, can get a lower cost of service that you may not be able to get.

A property manager should be able to bring down our client’s expenses. Materials are expensive. We can also take the labor cost down and take the time away that you would be spending trying to find an electrician, for example.

Also, I can’t tell you how important it is for a property manager to know how to screen applicants very well. You want to make sure you get quality people at your homes. They will be staying and taking care of your homes in your absence. Owner should be nervous when they hear a property manager say references and background checks were not done.

A property manager knows how to complete quality accounting for your property. We are here to alleviate the stress in all aspects. We send out monthly statements, and do tax documentation at the end of the year. We track all the expenses coming in and going out and we should be able to communicate with you.
